New Festival Quarter is a landmark development by Bellway Homes providing 490 residential units with landscaped podium areas and 3 separate underground car parks. It consists of 6 separate blocks of between 6 and 13 storeys, with most of the blocks stepping back at the upper floors to allow for terraced and landscape areas.
Apart from a row of traditionally built mews houses, the remaining 6 blocks were constructed from RC frames utilising blade columns concealed within party walls, supporting typically 250mm thick flat slabs. Transfer beams were used on some of the lower levels to allow a different structural layout to be used between the residential units above and the commercial / car parking areas below.
Due to the structural scheme adopted and through careful design, the flat slabs were able to be economically designed to a reinforcement rate of less than 30kg/m². During the value engineering process, PTA were also able to reduce the slab thickness on some of the upper floors which made it possible to reduce some of the pile loads and the resulting foundation sizes.
