Chrisp Street 2 is a Bellway Homes development situated in Poplar London. It consists of a single RC frame building containing 75 residential units. Blade columns were generally concealed within party walls, and from close coordination with the Architect transfer areas were kept to a minimum. 250mm thick flat slabs were adopted on every floor, apart from at the 6th floor where the building substantially stepped back and a 350mm thick transfer slab was required.
Precast columns and edge beams were used to reduce the build time and improve safety by having edge protection cast into the edge beams. Through close coordination with the precast suppliers, PTA were able to ensure that a tight construction program was met.
Due to the structural scheme adopted and through careful design, the flat slabs were able to be economically designed to a reinforcement rate of less than 27kg/m². Through the value engineering process, PTA were able to save 10% on the reinforcement weight from the original tender estimate.
